Energy-efficient renovations are worthwhile for you and for the environment. You make an important contribution to climate protection, use less energy, save a lot of money, maintain or increase the market value of your residential property and improve your living comfort. With our checklist "Energy-efficient renovation of a house or flat" you can plan individual measures or a complete renovation in four steps:
Every energy renovation measure has considerable energy-saving potential:
You can fully benefit from the savings potential with a complete renovation. A new heating system, better exterior insulation and insulated windows (energy efficiency class A) reduce electricity consumption by about 60 percent.

The analysis of the actual situation is the basis for all renovation measures. Energy efficiency is assessed in seven energy classes (from A to G). For this purpose, the building envelope and building technology are analysed. With an energy efficiency class of C or worse, there is energy optimisation potential. You can check the energy efficiency with our energy calculator and simulate the influence of renovation measures. The interactive energy calculator analyses the savings potential, calculates the investment costs and takes subsidies into account. Alternatively, you can commission a certified GEAK expert. The cantonal building energy certificate costs about CHF 800 for an average single-family house (GEAK Basis), and about CHF 2000 with three renovation proposals (GEAK Plus).
The costs depend on the scope. For example, if you replace an oil heating system with an air-source heat pump, you should expect to pay 40,000 to 50,000 francs, and a geothermal probe costs about 20,000 francs more. For a modern triple-glazed window, you should expect to pay 400 to 600 francs per square metre of window area, not including extras such as tilt and turn fittings, improved sound insulation or safety glass. Insulating the attic floor or the cellar ceiling costs about 150 francs per square metre. You can calculate the approximate investment costs with our energy calculator.

The federal government, cantons, cities, municipalities and some regional energy suppliers support climate-friendly conversions with subsidies or other financial assistance. At energiefranken.ch you can get an overview of all funding programmes and advice centres by entering the town or postcode. You can fill out and submit your funding application(s) online or download it as a pdf, print it out, fill it out and submit it. Some banks promote energy-efficient renovations with subsidised mortgages. Therefore, ask for a green mortgage when you clarify the financing.
Our energy calculator takes all subsidies into account when calculating the investment costs of energy renovation measures.
It is essential that you submit your funding application before the renovation work begins.
Energy-efficient renovations are considered value-preserving investments for tax purposes. This means that you can deduct the costs from your taxable income and pay less income tax. To optimise your tax burden, it may be worthwhile to spread the renovation measures over several years and break the tax progression. Talk to your tax advisor or fiduciary and compare the possible tax advantages with the cumulatively higher costs for individual energy renovation measures compared to an overall renovation. If you decide on individual measures, energy experts recommend these stages:
